Student Housing |

Built a portfolio consisting of over 60 single family rental homes and duplexes around Ball State University and IUPUI (Indiana Purdue University of Indianapolis). Over an 8-year period Affinity Properties became one of the largest Landlord's around Ball State University with over 250 tenants. Self-managed the portfolio and consistently achieved annual cash on cash returns over 25%. Started selling the portfolio in tranches in 2021 for one to one and a half times the purchase price(s).  

Industrial |

Currently own, buy and develop single or multitenant pre-engineered block and metal industrial buildings that fit a certain size range and niche in the market. With the limited supply of product type and size Affinity has been able to achieve double digit cash on cash returns and push rental rates for these buildings to new highs in the Indianapolis and surrounding market.

Land |

Purchase or tie up land in growth markets where we can find the best developer to purchase the site and take on the development risk.
